As the Canberra real estate industry prepares for its shut down period, both vendors and agents were scrambling to achieve sales on the last scheduled Saturday auctions for the year.

Although temperatures soared above 30 degrees, bidders were not deterred in securing a home before the festive season.
Two homes recorded price tags over the $2 million mark.
28 Holmes Crescent, Campbell, sold under the hammer for $2,125,000, almost doubling the inner north suburb's median price.
Sitting at an elevated position and backing onto a nature reserve, the five-bedroom home boasts magnificent views of the Canberra region.
The 2105-square-metre property was originally built in the 1960s but has undergone multiple extensions and renovations. It was the second highest selling home in Campbell for 2017.
There were three registered bidders at the Campbell auction, which selling agent Philip Kouvelis of Philip Kouvelis Real Estate described as slow but successful.

In Griffith, 2 Hayes Crescent came close to beating the suburb record set only two weeks ago. The remodelled 1920s home sold for $2.925 million. There were five registered bidders and bidding began at $2 million.
Peter Blackshaw Real Estate Manuka sales executive Mario Sanfrancesco said, although the result was strong, it was hardly surprising.
"It's a magnificent character home in one of Canberra's best suburbs," he said. "It was an active auction with very spirited bidders."
Elsewhere, 65 Bonython Street in Downer sold for $865,000, surpassing the suburb's median house price by $50,000. The battle for the refreshed red-brick home was contested by four registered bidders and bidding started at $700,000.
In the Belconnen region, a practical three-bedroom home at 87 Ashburner Street, Higgins, sold at auction for $591,000.
The impressive home boasts a leafy front yard with a contemporary facade that beautifully contrasts dark grey paint and treated wood.

Luton Properties Belconnen selling agent Mark Forbes called the auction exceptional.
"It was a warm day but the home has a beautiful tree in the front yard and we all gathered under it," he said.
"The sellers are over the moon and the buyers almost broke down in tears. It's why you do this job."

On the other side of the territory, a tastefully renovated Isabella Plains home at 23 Rushbrook Circuit failed to sell under the hammer. Despite a number of registered bidders, the home did not attract any bids.
The five-bedroom, ultra-modern home offers views of the Brindabella Mountains and is perfect for a young family. An outdoor alfresco area which flows to an in ground pool - ideal for the current hot temperatures - amplifies this.
23 Rushbrook Circuit is listed for $995,000.
