The future of The Rock’s real estate potential will rest solely with the residents who must make a decision on key infrastructure developments including a sewerage plan.

There is potential for more than 1000 lots to be subdivided if residents agree to the plan for the town.
Lockhart Shire Council has a 12-lot subdivision on the cards for Milne Street if the project gets the green light.
With the Kapooka Bridge opening recently, more people are expected to be drawn to The Rock due to the cheaper land price and the variety of services the town can offer.
John Mooney Real Estate director Luke Foley said they have been selling property at The Rock for 16 years.
“It is a really good strong market,” he said.
“There is not much land left there. It is hard to come by and when it does come on the market it sells quickly.”
Residential blocks in The Rock sell for $65,000 to $70,000 compared to $100,000 in Uranquinty.
Acre blocks, which are four times larger than residential blocks, can be purchased in The Rock for between $75,000 and $80,000. However, it isn’t just the cheaper price which is attracting buyers.
“The Rock has a lot to offer, it’s the closest satellite town to Wagga except for Uranquinty,” Mr Foley said.
“The community has always been strong at The Rock.”
Mr Foley said the feedback from buyers was positive.
“The attraction is the facilities the town has,” he said.
Lockhart Shire Council general manager Rod Shaw hopes the town could become a hub for Wagga, saying the upgrade is just one link for the town.
“The next step is to fix up the main street,” he said. “All the building blocks are there we just need the people.”
If the sewerage plan gets the tick of approval from residents the subdivision could be ready to be marketed in two years.
The blocks will not go on the market until the sewerage is complete because residents would need to install septic tanks if they were built on now.
“The entire southern side of The Rock will benefit from sewerage,” Mr Shaw said.
Lockhart Shire Council will meet with the community over the next two weeks to discuss possible upgrades around the region.
